We pull realized prices from auction records and databases such as Invaluable and MutualArt, along with dealer and gallery sale evidence, then adjust for artist attribution, size, medium, condition, and provenance. Asking prices are treated only as context, because unsold listings do not establish market value.
No. Insurance scheduling uses retail replacement value, which is typically higher than the fair market value standard courts and the IRS require, and liquidation-type values subtract selling costs on top of that. Using the wrong definition can overstate or understate the result materially, so every report we issue states its value definition explicitly.

Under NRS 144.010, the personal representative must file a verified inventory and appraisement listing each asset with its estimated value, unless the court extends the deadline or all interested persons waive the requirement in writing.
